Hello May!

Spring is in full swing and we're excited to welcome longer days and warmer evenings. As we move into summer, here are a few updates, reminders, and local happenings we think you'll enjoy!

Maintenance Reminders

A/C Filters: If you haven't changed your A/C filter this month, please do so to ensure efficiency and air quality.
 

Pest Control: Just as a reminder it is your responsibility per your lease to maintain pest control unless the property owner has a service agreement already in place for monthly or quarterly service.  Pest Control does report back on cleanliness conditions upon their visits to ensure you are maintaining a clean household also.
 

Outdoor Spaces: With growing season in full bloom, please keep patios, porches, and yards tidy. No vehicle repairs or storage of items in common areas or parking lots.

Resident Reminders

Rent is due on the 1st and late after the 5th. Use the Resident Center on our website or the Buildium app for easy payments and maintenance requests.  When creating a work order, please input all items into one order vs. multiple.   In addition, LATE FEES are due with RENT after the 5th, otherwise an eviction will be files.
 

Planning to move? Remember we require a 60-day written notice. Let us know as soon as possible if you're planning changes this summer.  This allows us to start marketing and showing the rental in a timely manner.
 

Hurricane season begins June 1st — we'll be sharing preparedness tips in our June edition.

Here are some fun ways to get out and enjoy the community this month:

Downtown Gainesville Artwalk – Friday, May 9th
Explore local galleries, shops, and live music downtown from 7–10 PM.

Kanapaha Botanical Gardens – Spring Garden Festival Encore – May 11th
A relaxing day with plant sales, food vendors, and garden tours.

Karaoke Night at Blackadder Brewing – Saturday, May 31st | 6–9 PM
Hosted by Bearded Brothers Events. Enjoy cold brews, the Mayflower Food Truck, and support the Junior League of Gainesville!

GNV Farmers Market at Bo Diddley Plaza – Every Thursday, 4–7 PM
Grab fresh produce, local goods, and enjoy live music weekly.
