As of January 2025, Florida's landlord-tenant laws outline specific requirements for rental applications to ensure a fair and transparent process for both landlords and prospective tenants.
Step 1: Schedule a Showing Appointment
All prospective tenants are required to schedule and attend a showing of the property prior to submitting a rental application. This ensures that the property fits your needs before moving forward.
Step 2: Rental Application Requirements
After your showing, if you wish to proceed, you may complete our rental application. Please carefully review the following qualifications before applying:
Application Fee
- A non-refundable application fee of $60 is required per applicant over the age of 18.
- This fee covers the cost of background and credit checks.
Credit and Security Deposit Requirements
- Applicants with a credit score of 650 or higher are required to pay a security deposit equal to one month's rent.
- Applicants with a credit score between 580-649 are required to pay a security deposit equal to two months' rent.
- Applicants with a credit score below 580 may be subject to denial.
Rental History Requirements
- Any prior evictions may result in application denial.
- Any balances owed to prior landlords may result in application denial.
- Rental history will be verified, and any negative reports may impact application approval.
Income and Employment Verification
- Applicants must provide proof of income sufficient to cover the rental amount.
- Employment history will be verified to ensure stability.
- Self-employed applicants may be required to submit tax returns or bank statements.
Criminal Background Check
- A background check will be conducted for all applicants.
- Certain felony convictions may result in denial, including but not limited to violent crimes, drug manufacturing, or sexual offenses.
Pet Policy & Emotional Support Animals (ESA)
- Pet policies vary by property; additional deposits or fees may be required.
- Emotional Support Animals (ESA) and Service Animals are permitted in compliance with Fair Housing Laws and require proper documentation.
- ESAs are not subject to pet fees or deposits but must be disclosed with appropriate documentation.
Occupancy Guidelines
- Occupancy is limited to two persons per bedroom unless otherwise dictated by local housing codes.
- All residents, including minors, must be disclosed in the application.
Application Processing Time
- Applications are processed on a first-come, first-served basis.
- Processing typically takes 3-5 business days, depending on verification responses.
Approval and Lease Signing
- If approved, applicants must sign the lease agreement and pay the first months rent within 48 hours to secure the rental.
- Failure to do so may result in the rental being offered to the next qualified applicant.

Landlords must adhere to the Fair Housing Act, prohibiting discrimination based on race, color, religion, sex, handicap, familial status, national origin, or sexual orientation. Additionally, Florida law protects service members from discrimination during the rental application process.
Tour Before You Apply: Protect Yourself from Scams
When searching for your next rental, it's essential to safeguard yourself against scams. One of the best ways to do this is by touring the property before making any commitments. We offer convenient virtual tours via Zoom or Google Meet by appointment, as well as in-person tours with the property owner or authorized agent.
Important Reminder:
Never send money for a rental or application until you've physically toured the property in person with the owner or their representative. Scammers often exploit renters by requesting payment before a property is ever seen. Protect yourself by always verifying the legitimacy of the listing and meeting onsite.

It's vital to understand what you're signing up for. By touring the property, whether virtually or in person, you can evaluate its condition, layout, and surroundings firsthand. There's no substitute for putting your feet on the ground and seeing the space yourself.
